South College Heights is a neighborhood popular with home buyers who are drawn to Old Town Fort Collins but need more square footage at an affordable price and don’t want to sacrifice on location. South College Heights fits the bill beautifully. It’s still within easy biking distance to Old Town Fort Collins; just hop on Stover Street for a pleasant ride with light car traffic. Some argue South College Heights is more convenient than Old Town because of it’s proximity to grocery stores like Whole Foods, Sprouts Market and other bigger box shopping conveniences. Not to mention that the neighborhood is a mere 1.5 miles from the Colorado State University campus. You’ll also enjoy easy access to Spring Park which includes two ball fields, a sport field, playground and picnic shelter. From there you can hop on the Spring Creek Trail which winds nearly 7 miles through many mid-Fort Collins parks and ends at the expansive Spring Creek Park and Pineridge Natural Area.

Although few people will recognize the name Encore Homes, this local builder has developed several popular Northern Colorado communities–including the Fairways at Highland Meadows in Windsor under the name Hartford Homes.

Indian Hills is a popular central Fort Collins neighborhood due to magnificent trees, large lots and excellent proximity to downtown Fort Collins. Home styles include sprawling ranches, traditional 1960s era two story and 4-level contemporary homes. Extensive interior updating has taken place in many Indian Hills homes but little or no tear-down renovation has yet occurred so exterior architecture has a consistent mid-century feel. Inside you’ll likely find an expansive stone fireplace in the living area, original wood floors and exposed ceiling rafters. Outside a typical Indian Hills home you’ll be taken back by the sheer size of the lot. Almost all are around 1/3 of an acre with a few lots reaching half an acre. Most backyards here are extremely private have the feel of an old growth forest due to a canopy of massive Spruce, Cottonwood and Ash trees.
Old Town is where so many people fall in love with Fort Collins. This vibrant downtown area is the icon of the city. Here, Fort Collins still feels like a quaint western town. On the north edge of Old Town, world class breweries sit near the banks of the Poudre River. On the south edge of Old Town you’ll find the Colorado State University campus pumping a youthful energy into the city. Proximity to downtown and charming architecture creates an incredibly alluring neighborhood. While some new construction has taken place in the last decade, most homes still resemble their turn-of-the-century origins. Massive spruce, elm, ash and maple trees add to the ambiance. A drive down Mountain Avenue on the west side of Old Town will take you by some of the more impressive homes in the area.
